What is an electrical installation condition report (EICR)?

Fixed wire testing, often called an Electrical Installation Condition Report (EICR), is a structured inspection and testing of your building’s permanent electrical installation. It confirms that distribution boards, circuits, protective devices and earthing are safe and suitable for continued service. The process follows BS 7671 requirements, supports your duties under the Electricity at Work Regulations 1989, and results in a clear report with observations and coded actions so you can plan remedials with confidence.

  • The law requires electrical systems to be maintained so that danger is prevented. An EICR is the recognised way to evidence that your fixed installation has been inspected and tested by a competent person and that any risks are being managed.

  • Intervals depend on the type and use of the premises, the condition of the installation and any insurer requirements. Many commercial offices are tested every five years or at a change of occupancy, while higher risk or more demanding environments may need shorter intervals. We will agree a site specific frequency after the initial review.

    • C1 danger present, immediate action required

    • C2 potentially dangerous, urgent remedial work needed

    • C3 improvement recommended, not immediately dangerous

    • FI further investigation required to determine risk and action

  • Some tests require temporary isolation of circuits. We plan the sequence with you, carry out testing out of hours where helpful, and keep any shutdowns as short as possible. Critical systems are identified in advance so continuity plans are in place.

  • Typical tasks include visual inspection, verification of earthing and bonding, continuity and insulation resistance tests, polarity checks, earth fault loop impedance measurements, and testing of RCDs. Distribution boards are inspected and labelled, and results are recorded in schedules with clear observations.

  • Yes. We provide quotations for any remedials, complete the work to the relevant standards, and issue updated certification. Digital copies of the EICR, schedules and asset records are supplied for your compliance files.
