  • Social housing providers must comply with the Regulatory Reform (Fire Safety) Order 2005 and the Fire Safety Act 2021. This includes carrying out fire risk assessments, maintaining fire doors, alarms, and emergency lighting, and documenting all inspection and maintenance activity. Compliance protects residents and demonstrates adherence to national fire safety standards.

  • Under HSE ACoP L8 and HSG274, landlords are required to manage the risk of Legionella in all hot and cold water systems. Regular Legionella risk assessments, temperature monitoring, and system disinfection are essential to prevent bacterial growth and safeguard tenants from waterborne diseases.

  • Electrical installations in social housing properties must be inspected and tested at least every five years, in accordance with BS 7671 (IET Wiring Regulations) and The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020. These checks should be carried out by a qualified NICEIC-approved contractor.

  • Good air quality is vital for occupant health and wellbeing. Landlords should monitor for humidity, ventilation effectiveness, and pollutants such as carbon monoxide and mould spores. Regular inspections help prevent damp and condensation issues and ensure compliance with the Homes (Fitness for Human Habitation) Act 2018.
