What is a fire risk assessment?

A fire risk assessment is a structured review of your premises to identify fire hazards, the people at risk, and how well your existing precautions would protect them. It evaluates the likelihood and potential impact of a fire, then sets out clear, prioritised actions to reduce risk. In the UK this is a legal requirement for non‑domestic premises under the Regulatory Reform (Fire Safety) Order 2005. Since 1 October 2023, all Responsible Persons must record their fire risk assessment in full, regardless of organisation size.

Why choose Complii?

How we can help.

Protect your people, property, and business. Here’s why we’re the right choice for a fire risk assessment.

Legal compliance and peace of mind

Meet your duties under the Fire Safety Order with a suitable and sufficient assessment carried out by a competent person. You receive documented evidence that stands up to scrutiny by enforcing authorities.

Clear, prioritised actions

Get a plain‑English report that ranks issues by risk and urgency, so you know what to fix first and what can be scheduled. This helps plan budgets, assign owners, and track progress.

Better protection for people and property

Identify gaps in detection, alarm, signage, escape routes, compartmentation, and maintenance regimes. Targeted improvements reduce the chance of a fire starting and limit its spread if one occurs.

Reduced disruption and cost

Proactive mitigation prevents avoidable incidents, insurance complications, and unplanned downtime. Many assessments can be completed during working hours with minimal interruption to your operations.

Confidence in complex or high‑risk sites

Specialist assessors understand higher‑risk environments such as construction, sleeping accommodation, healthcare, high‑rise, and timber frame. You benefit from guidance aligned to recognised methodologies such as PAS 79 where appropriate.

An auditable trail for stakeholders

Digital reports, photo evidence, and action logs demonstrate due diligence to leadership, insurers, and regulators. This supports audits, enforcement visits, and internal governance.

Your questions answered.

  • Yes. All non‑domestic premises require a fire risk assessment under the Regulatory Reform (Fire Safety) Order 2005. The duty sits with the Responsible Person, for example the employer, landlord, or building operator.

  • Keep it under review and update it after any significant change, for example building works, occupancy changes, a fire incident, or new processes or equipment. As a rule of thumb, plan a formal review annually, then update sooner if risks change.

  • The law requires a competent person. That means someone with the training, knowledge, and experience to assess your type of premises and recommend proportionate measures. Many organisations choose third‑party accredited specialists for assurance and independence.

  • Expect a site walk‑through, review of documentation and maintenance records, evaluation of hazards and people at risk, and testing of key management arrangements. The report will highlight non‑conformities and provide practical recommendations with priorities and timescales.

  • A standard assessment checks the adequacy of compartmentation at a high level. If there are concerns about penetrations, fire stopping, or door performance, a dedicated compartmentation survey may be recommended. This is more intrusive and may require access above ceilings or within risers.

  • In most cases, yes. Assessments are planned to minimise disruption. If intrusive checks are required, we will agree timing that avoids your busiest periods.
