What is emergency lighting testing and maintenance?

Emergency lighting testing and maintenance confirms that luminaires and exit signs operate when the mains supply fails, so people can find safe routes out of the building. It verifies battery condition, charger performance, lamp output, and system coverage, then documents the results. In the UK this supports duties under the Regulatory Reform (Fire Safety) Order 2005. Work is normally carried out in line with BS 5266, with monthly functional checks and an annual full duration test, usually three hours.

  • You must provide and maintain suitable emergency lighting where needed to ensure safe escape. BS 5266 gives the accepted code of practice for design, installation, and testing. Following it helps demonstrate compliance with the Fire Safety Order.

  • Carry out a brief functional test every month and record the result in the fire logbook. Complete a full duration discharge test annually, typically three hours. Increase frequency if your risk assessment indicates it, or after alterations or incidents.

  • Typical tasks include visual inspection of fittings and signs, functional testing, duration discharge testing, battery and charger checks, cleaning of diffusers, verification of coverage on escape routes, and updating records. Any defects are listed with priorities and advice.

  • Yes. We can schedule works outside normal hours or phase testing to avoid business critical periods. Temporary lighting and safety cover are planned where required.

  • Not always. Many systems can be maintained effectively. Upgrades to LED or self test technology may reduce running costs and improve reliability. We will advise proportionate improvements based on your site and budget.

  • You receive an emergency lighting test certificate, updated logbook entries, and a schedule of defects with recommended actions. Keep these with your fire safety records for audit.
