Context
The Fitzrovia is an 88,000 sq. ft redevelopment located just 200 metres from Oxford Street, in the heart of London. Commissioned by M&G Real Estate, this high-profile project represents a significant investment in central London. The six-storey, mixed-use scheme comprises 65,000 sq. ft of Grade A office space, 8,000 sq. ft of retail space, and a number of residential units, including eight apartments distributed across multiple levels.
As principal contractor, Kier Group was responsible for the successful delivery of The Fitzrovia project. A recognised national contractor, Kier is known for its expertise in delivering complex public and private sector developments with a focus on sustainability and long-term value. Their track record includes the delivery of over 2,100 buildings under ongoing facilities management, 250 educational institutions, and 135 healthcare projects over the past five years, demonstrating their breadth of experience across key infrastructure sectors.
Challenge
Kier Group required a specialist compliance partner capable of embedding fire safety from the design stage through to final handover to mitigate risk across the entire project lifecycle. Key challenges included:
